Affordable Homebuyer Workshops This Summer

The developer of VTA’s Branham Station Transit-Oriented Development (TOD), Charities Housing, is ready to host first-time homebuyer workshops for this unique affordable townhome development.

Branham Station Homes is one of VTA’s upcoming Transit-Oriented Developments (TOD). Located along the VTA Blue Line light rail, this pilot project is unique in the county, providing deed-restricted for-sale townhomes on a long-term VTA ground lease, with financing from the Santa Clara County Office of Supportive Housing and other funders.

If approved by the VTA Board of Directors, construction on the first phase is anticipated to begin in late 2026, with the first homes available in 2028. Homes will serve households at lower levels of area median income (AMI) up to a maximum of 120% AMI or $246,600/year for a four-person household (2026). The Board will consider this ground lease approval during its September 3rd meeting.
