This site is in the City of Santa Clara on El Camino Real and Benton Street, next to Santa Clara University. It faces the Santa Clara Caltrain Station and is near the future Santa Clara BART Station. It is currently a Park & Ride lot for Caltrain, VTA bus, and the Altamont Corridor Express.

Republic Metropolitan is proposing an eight-story, 170-unit shared housing development on the City-owned lot and a separate 70-unit affordable housing project on VTA’s parcel. The proposal envisions 18,000+ square feet of retail space on the ground floor activating both El Camino Real and Railroad Avenue. Republic Metropolitan also intends to replace 100 parking spaces available to transit users within the development. Per VTA’s Transit Oriented Development Policy, the affordable component of this development will be accessible to low income households earning up to 60% of Area Median Income.

Community Outreach

VTA held a Community Meeting on October 24, 2019. At this meeting, VTA staff provided an overview of VTA's TOD program, and introduced the the developer, Republic Metropolitan LLC. Republic Metropolitan, LLC shared their vision for the future development and their previous experience, and shared what the next steps were going forward of the development process. Community Meeting/Public Hearing, Thursday July 9, 2020

VTA is sharing the following notice from the developer, Republic Metropolitan.

The community is invited to participate in an online public meeting , Thursday, July 9th at 6:00 PM to learn more about the Santa Clara Station development proposed at 500 Benton Street in the City of Santa Clara.

Republic Metropolitan applied to the City requesting a General Plan Amendment and Rezoning to develop the site into a mixed-use housing project.  Before the City considers this request, Republic Metropolitan is outreaching to the community to present its development vision and is soliciting your input.

The proposed project would allow the replacement of a surface parking lot and relocation of a City well and pump station on a 2.59 acre project site with two new buildings on two separate parcels.  An eight- story building consisting of six stories of residential development with 170 student/workforce units constructed over two stories of above-grade structured parking and one level of below-grade parking with 13,600 square feet of ground floor retail/commercial space would be constructed on a 1.88 acre parcel fronting El Camino Real.  A smaller seven-story building consisting of four stories of residential development with 70 affordable workforce housing units constructed over three stories of above-grade structured parking with 5,000 square feet of ground floor retail/commercial space would be constructed on a 0.71 acre parcel fronting Benton Street and Railroad Avenue.  Retail, recreation, community, and outdoor spaces are proposed to activate the ground level across from the transit station. Caltrain parking will also be incorporated into the projects.  The proposed development is located on land owned by the City of Santa Clara and VTA.
